Here are the answers to some common questions relating to our service. Below this are FAQs relating to the property market and buying process in Mallorca. If you have a question that is not covered here, don’t hesitate to contact us and ask.

Is MPP an estate agency?
Mallorca Property Partners is not an estate agent. We are an independent property search service. This means we work on your behalf and not for the property seller. Our job is to help you find the perfect property and buy it at a good price.
How can you operate without charging a fee?

We have commision share agreements with the estate agents we work with across Mallorca. So we are paid on results – when you find and successfully purchase the right right property

There are some fee-based property finder services in Mallorca who will charge as much as 2.5% on top of the purchase price. Including the agent commission charged to the seller, this means a total of 7.5 – 8.5% of the total amount paid is given over to commissions.

Doing it our way adds value to the process without adding anything to the overall cost.

What's the process?

We tailor our service to suit each individual client. But the earlier you get in touch with us the better – then we can give you the full benefit of our experience and assess how we can best help. What if I'm already in touch with estate agents?

We generally work on an exclusive basis. There are a number of reasons for this but, in short, mixing-and-matching our service with conventional estate agents leads to duplication of efforts and some confusion. Our job is to cover all the good quality property options in a way that is more efficient, comfortable and effective than dealing with a multitude of competing agents.

There is a considerable commitment in both time and effort on our side in building up your viewing list and managing things, so it’s fair that we have a clear understanding that MPP is representing you in your property search.

Having said this, if you are already in touch with some estate agents and they haven’t cracked it yet, then please do get in touch. We’ll give you our honest opinion as to whether we think we can do better!

Can you recommend a lawyer or solicitor?

Yes. We have legal partners in Palma who we have worked closely with for nearly 20 years. It’s very important that you have good, professional representation in your purchase so, whichever legal firm you intend to use, we recommend that you meet them early in your search. You can meet our legal partners for a general discussion without any cost or commitment.

What about architects, surveyors and the like?

We have contacts with all the different types of professional you might need when buying, constructing, renovating or managing your property.

Do you deal with property rentals?

Our focus is on finding properties to buy so we don’t offer a formal service for finding rentals. However, we often know of good properties that are available for to rent within our agent network. So if you are looking for a long-term rental it might still be worth getting in touch.

Does MPP arrange finance?

We do not directly offer finance or act as an intermediary. However, our legal partners in Palma are qualified accountants and have close working relationships with the main mortgage lenders. The deals they obtain are often better than those achieved by mortgage advisers.

What is the current state of the property market in Mallorca?
Broadly speaking, the property market in Mallorca is very strong. The stock of good quality properties in good locations in relatively small. This combines with strong and consistent demand from many different countries. This has underpinned the market for many years. However, there is a great deal of variance from one location to another. So if you are considering buying in Mallorca, contact us and we can help with more detailed advice on prices and potential location choices.
How negotiable are prices?
Currently we have to recognize that Mallorca is a consistently strong market. So prices tend to be presented by sellers or their agents as being inflexible. That does not mean however that there is no prospect of negotiating. Part of our role is to ensure you have all the relevant information and are in a position to obtain the most preferential price.
What is the legal process for buying in Mallorca?

In some respects the legal process is similar to that in the UK. But there are some key differences and we recommend you familiarize yourself with the basics of the process and the associated costs. You can find an overview of these here – Buying a property in Mallorca.

How much are the taxes, legal fees and other costs?

Overall you should allow 11% to 13% on top of the purchase price. The bulk of this is the property transfer tax or, in the case of new properties bought from a developer, IVA (equivalent of VAT). How long will it take until the property purchase is complete?

It is possible to complete a property transfer within a couple of weeks although generally we would not recommend rushing it. One to three months is more realistic depending on how complex the transfer is and whether finance is required.

I see the same properties on different websites, do all the agents have the same properties?
It is commonplace in Mallorca for properties to be listed with several agents. And in Mallorca, the agents often collaborate behind the scenes. So you may see the same property on several web sites. It has also to be said that not all the websites are kept fully up to date. Our job is to sift through all this and present you with a focused list of good quality properties closely matching your brief.
