Son Oliver is an exceptional country house with great character, for sale at an extremely low price. This is a detailed account of this great opportunity to purchase a wonderful lifestyle investment in this beautiful part of Southeast Mallorca.

Overview: Son Oliver was constructed for the personal use of a German property developer in 1996. He oversaw the project himself and the basic build quality is of an exceptionally high standard.

An access road lined with palm trees leads to a large, attractive driveway area where there is the main house, a very large double garage and the separate guest casita.

The property is approximately 20 minutes’ walk from Cas Concos, a charming little village with a few local cafe bars and two notable restaurants. The Old Town of Santanyi is a short drive away and Porto Colom, arguably the prettiest natural harbour in Mallorca, is about 20 minutes. There are many lovely calas also within easy reach.

The airport is 30 to 40 minutes’ drive as is Palma, depending on traffic.

Value: Son Oliver was originally put on the market a few months ago at €1.75m. However, the owner has now decided he would like to sell it quickly, hence the current price of €1.275m. It would cost more than this to build a property to the same standard, in this location, at today’s prices.

The house has been looked after. Structurally, it is superb, as noted. The interior was decorated a few months ago and the pool was professionally cleaned last summer. The new owner might want to modernise the bathrooms and kitchen, although they are perfectly OK as they are and personally I would not change them much, if at all.

The gardens are exceptional and generally in good order. A few parts need replanting.

My view on a “sell it quick” value as currently presented is €1.495m.

With a bit of work on the gardens and a new kitchen and bathrooms, the value would be at least €1.8m, and potentially over €2m.

It is also with a couple of local estate agents and, at this price, they are inevitably scrabbling around to sell it before anyone else does. I expect there will be an offer within the next week or so, so I seriously recommend viewing as soon as possible if it is of interest.

MAIN HOUSE
Double-height entrance hallway leading to the living and dining room, which has a big open fireplace. The kitchen is off this and also has a dining area plus a walk in larder / pantry. The whole of this ground floor area has an open plan feel. Also on the ground floor is a guest bedroom suite with shower room and there is a utility / laundry room.

On the first floor there are 3 very spacious bedrooms, all en-suite. There is also a second living room which could be a games room / study / dressing room. The master bedroom opens to a large terrace. The views on this side of the house are lovely – on a clear day you can see across the countryside right over the island, from the southernmost tip of the Tramuntanas to the northern tip near Pollensa.

Outside space: The main house opens to a large, covered dining terrace leading in turn to the pool terrace. It is a superb swimming pool with a water slide built out of local stone. There is a BBQ house with a shower and toilet by the pool.

There are various other terraces around the house and “formal” gardens around the pool and BBQ house. There is also a little huerta (vegetable garden) and a traditional Mallorquin pig oven (works equally well for pizzas). The gardens and grounds are all bordered by traditional Mallorquin stone walls – a valuable feature that would cost a small fortune to construct today.

Outside of the main garden area there is an orchard with a mixture of trees – in particular it produces a lot of figs, lemons and grapefruit. Then there are three separate fields, not really used much for anything at present.
