Capdepera, Canyamel and Cala Ratjada

This part of the Mallorcan coast is an area of contrasts, with busy resorts like Cala Ratjada and more sedate places like Canyamel. They all share stunning coastal scenery and great beaches with property prices lower than those found in the North, West or Southwest.

Once a small fishing village and still a working fishing harbour, Cala Ratjada is the most established resort in the Capdepera area. There are varied water sports and most types of recreational activity on offer along with a wide range of entertainment for the evenings.

The area has a good selection of well-kept sandy beaches and some idyllic calas including Cala Mesquida, Cala Agulla and Cala Mitjana. As in other parts of Mallorca, there is a great focus on the environment and developments have been controlled with much of the coastline being protected.

Capdepera is a small town a short distance from the coast. It boasts the largest fortress on the island but the town itself is small, offering a slice of Mallorcan village life just minutes from super beaches and in easy reach of Arta.

Close to Capdepera are Canyamel, Costa de Los Pinos and Font de Sa Cala, prime resort and holiday home locations with excellent beaches set into a rocky and mountainous shoreline.

Journey time from Palma airport is around 80 minutes. Other resorts such as, Colonia de Sant Pere, Son Servera, Cala Bona and Cala Millor are a short drive away.

Properties and prices

The Capdepera region of Mallorca offers a wide range of types of property. The most sought after are coastal villas in Canyamel, Costa de Los Pinos and Font de Sa Cala.

This is an area to consider for those seeking a coastal property, potentially with a sea view, at prices lower than better-known locations like Puerto Pollensa and Puerto Andratx.

Apartments start around €160,000 and villas around €550,000. Sea-view villas can be bought from around €700,000, increasing to seven figures for the most desirable properties.
