Pollensa Town, Puerto Pollensa, Cala de Sant Vicenc and Formentor

The Pollensa district offers dramatic mountain scenery and excellent sandy beaches combined with a great variety of pastimes, outdoor activities and evening entertainments.

Pollensa Town is one of the most characterful locations in Mallorca. It is a classic Mallorca old-town, centering on its Placa Major, the main town square where there are cafes and restaurants as well as a colourful Sunday market. There are many boutique shops and places of interest to visit in the town.

Pollensa is also a perfect base from which to explore nearby places of interest such as the Lluc Monastery, S’Albufera wetlands and Formentor Peninsula. There are several long sandy beaches and many smaller beaches within easy reach.

The town and countryside around have been sought-after by international buyers for many years. There is a distinctly artisan and creative side to Pollensa which has attracted many who have visited and then decided to buy a holiday home or moved there permanently. It is a vibrant community and hosts some of the most colourful festivals in the Mallorcan calendar.

Journey time from Palma de Mallorca and the airport is around 35 to 45 minutes.

Properties and prices

Pollensa is a prime location for both holiday and permanent homes. The old-town is made up of characterful traditional townhouses, some of which have been renovated to provide luxury homes while others still remain in their original state.

Dotted around the town are some of the best country houses in Mallorca. As in all the prime country house locations, planning permissions are strictly adhered to and there are relatively few unbuilt plots available.

The prices of 2-bed apartments start around €200,000 and townhouses at around €350,000. Larger and more luxurious property prices range up from around €750,000.

Country houses can be bought from €450,000 although properties in the better locations with such as Vall de Son March and Vall de Colonia are likely to be €800,000 and extend well into seven figures. Proximity to the town, open views and good outside space with swimming pools are key features.

Puerto Pollensa sits in the Bay of Pollensa, a unique and beautiful part of the Mallorcan coast, and one of the most popular holiday destinations in Mallorca.

While there are plenty of hotels to evidence this, there are no high-rise developments and the town has not become too built up. It is a lively place with many varied restaurants and bars, but it is not too frenetic and is ideal for family beach holidays.

The port is popular with boating and water sports enthusiasts, and the golf courses of Alcanada and Golf de Pollensa are a short drive away.

Journey time from Palma and the airport is around 45 minutes easy drive.

Properties and prices

Properties in the town are mostly modern apartments or townhouses and there are villas on the outskirts. Styles range from the more conventional to ultra modern.

Key locations are The Pine Walk, for exclusive sea-front apartments; Llenaire and Gotmar, for villas within walking distance of the town and beach; Pinaret, for holiday apartments.

Prices start around €160,000 for an apartment and €350,000 for a modern townhouse. Good villas start around €850,000.

Sea-views and/or mountain views, proximity to the town and good outside space are the most sought-after features.

Cap Formentor is the beautiful peninsula to the north of the bay. Accessible only via one winding mountain road, this is one of the most exclusive property locations in Europe.

The well-known Hotel Formentor is situated here in a wonderful situation overlooking the bay. It is one of the most famous hotels in Mallorca, with a guest list that has included the Duke of Windsor, the writer Ramon Gomez de la Serna, Ava Gardner, Gary Cooper, Laurence Olivier, Audrey Hepburn and Winston Churchill.

Development in this area has been strictly controlled to preserve the natural environment and wildlife. There are great walking opportunities as well as it being a popular destination for cyclists and nature lovers.

Properties and prices

Cap Formentor is a very exclusive location with some of Europe’s most expensive properties. They rarely come to the market so there are limited opportunities. Sea view villas start around €3m and extend to eight figures.

Hidden away on the northern coast above Pollensa, Cala de San Vicenc is a small and pretty seaside resort with a character all of its own. It has three good small beaches and is within very easy reach of Pollensa.

Cala de Sant Vicenc has the feel of an old established seaside resort, with a relaxed and informal atmosphere, some notable seafood restaurants and a good selection of cafe bars.

There are a few hotels and older apartment communities, and relatively little by way of recent developments. It is a seasonal location, less suited to permanent living.

Journey time from Palma airport is around 50 minutes. Pollensa Town is just over five minutes away.

Cala de Sant Vicenc is a place to consider if you are seeking a small and quiet resort seaside location. The best property opportunities are for small to medium-size coastal villas.

Like-for-like, prices in Cala de Sant Vicenc are slightly lower than for Puerto de Pollensa with apartments starting around €150,000 and villas from €500,000.
