Campos and Llucmayor

The southern part of Mallorca’s central plain offers a drier and more agricultural environment, nonetheless attractive with its many windmills, rolling countryside and characterful old-towns.

The area comprises of the municipalities of Campos and Llucmajor, both of which are important agricultural centers, something that reflects in the towns and villages in this part of the island. The markets are more focussed on local produce wheras in other parts of Mallorca holiday-makers are the primary customer.

Generally speaking, the southern interior of the island is better known by Germans, although other nationalities are increasingly attracted to the area.

Palma and the airport are a mere 25 minutes from Campos and less from Llucmajor. This, plus lower property prices than many other higher profile locations, makes the area a practical consideration for those seeking an easily accessible countryside home.

Campos is a medium-size town and important agricultural center. Founded by Jaume II in 1300, it lies on the site of earlier settlements by the Romans and Arabs. These days it is most notable as a lively market town and it has a strong permanent community. Along with this it has a very good choice of traditional Mallorcan restaurants, tapas bars and varied shops.

Campos is not a major tourist destination, but is a popular stopping-off point for day trippers and cyclists. It is a short drive from here to Sa Rapita and Es Trenc, one of the most fabulous beaches in Mallorca.

Properties and prices

Campos is a mixture of traditional townhouses and newer apartments. There are also some beautiful country houses in the area.

Prices are lower than in more international locations. Apartments start around €140,000, townhouses €260,000 and country houses €650,000. Prices increase noticeably for larger properties, particularly country houses with good views or close to the town.

Llucmajor is situated to the southeast of Palma. It has a deep history as an agricultural center and market town.

As with Campos, the countryside here is less mountainous than many other parts of Mallorca bit still very picturesque with undulating hills and in some places, sea views.

The Llucmajor area has become particularly popular with Germans and is becoming increasingly well known by other nationalities. The town itself has many restaurants and a comprehensive range of shops and other amenities. It is not a major tourist destination but is close to some very good coastal resorts such as Cala Pi. This makes it a a popular location for regular-use holiday homes and rental investments.

Properties and prices

Llucmajor offers interesting opportunities for those looking to relocate permanently to Mallorca or for a value-for-money countryside holiday home. Foreign buyers tend to focus on country properties but there are some good traditional apartments and townhouses in the town.

Apartments start around €150,000, townhouses €250,000 and country houses from €550,000. The most sought-after properties are those with good outside space, swimming pools and, in particular, sea views.
