MPP newsletter and property update: 25th February 2010

Here is our latest update from Mallorca. It is still the quiet season but the property market is busier than it was at this time last year. While people remain sceptical that any significant economic recovery is under way, the positive in this for buyers is that there are still some good opportunities. Our advice continues to be to focus on getting a good investment and not to judge opportunities solely on the size of the “discount”. Our Feb/Mar update talks more about this and is worth a read if you have not already seen it (Mallorca property market update – Feb/Mar 2010).

It is also worth re-iterating that asking prices can be misleading. As the recession has progressed more owners have set competitive prices which means the purchaser could be getting a good deal even if the final negotiated price is not much lower. Equally, some owners are sticking by relatively high (pre-recession) asking prices and will only negotiate when a solid offer is on the table. The only way to judge where the best opportunities lie is to visit and get actively into the market. Our role is to help you do this and make it as productive as possible for you.

New listings

Here are a few new opportunities recently posted on our blog.

* Country villa, Pollensa. Recently built country house in a particularly good position in S’Ubach, a short drive from Pollensa Old Town. It has been reduced from 600,000 to 560,000 Euros.

* Garden apartment, Nova Santa Ponsa. This apartment is located in a prime community close to Port Adriano on the southwest coast. Euro 469,000.

* Country house, S’Arraco Andratx. Country house currently undergoing refurbishment. S’Arraco is a village just outside of Andratx, one of the most sought-after locations. Priced at 990,000 Euros.

* 4 bedroom villa, Puerto Pollensa. Villa is for sale in Gotmar, Puerto Pollensa. The town is within easy reach as is the beach. Villas of this specification are usually over 1m Euros. Price: 975,000 Euros.

* New build 2 bed apartments, Cala d’Or. These are the final units for sale and have been reduced to Euro 209,000. The properties have a recent bank valuation of 275,000.

Here is the latest on the Mallorca property market. The buying environment continues to evolve and if you are thinking of buying it is worth reading our latest market report. This one focuses on the wisdom of seeking out opportunities with “prime” properties rather than being tempted by those showing the biggest reductions.

Mallorca property market update – Feb/Mar 2010

And here are a few properties that might fit the bill in this respect.

CAD1932: garden apartment property for sale in Cala door, Southeast Mallorca

Cala d’Or has been hit more badly by the recession than some other coastal areas but still sits as one of the more established locations and popular holiday resorts. Now is a good time to pick up a good 2 or 3 bed holiday apartment / rental investment. This one stands out and has been reduced from 265,000 to 230,000 Euros.

3/4 bedroom apartment close to Port Adriano, Nova Santa Ponsa

Front-line communities in Nova Santa Ponsa and close to Port Adriano are certainly in the prime category. This one is towards the upper end of the market. Price: 1,000,000 Euros.

2 bed sea view apartment in Nova Santa Ponsa

And this one is more affordable at 450,000 Euros

Ground floor apartment for sale, 2 bedrooms, harbour views, Puerto Andratx

A ground floor apartment which, unusually, has views over the harbour, the most desirable feature of apartments in Puerto Andratx. Price 750,000 Euros.

A very Happy New Year to you, I hope you are not being too badly affected by the snow and cold weather. In fact there is a cold snap in Mallorca too at present with snow in the mountains, so we are not completely escaping the wintery weather. No doubt the blue skies will return soon though and if you are still thinking of buying a property in the sun then 2010 looks set to offer a similar level of deals and opportunities as the second half of 2009.

In essence the market conditions have not changed during this time. There is hope of economic recovery but precious little evidence of such in either the UK or Spain. Some sellers are prepared to weather the downturn and stick close to asking prices, but most are prepared to negotiate and some are offering substantial reductions. Our last market update gave examples of some very good buys made in 2009 – purchases that should represent excellent investments as well as being super homes. The report also has links back to previous market updates with guidance on buying tactics. It is actually quite easy to pick up a property for significantly less than the asking price, but this does not necessarily mean it is a good purchase. The final price relative to comparable sales values in the area and to the future investment potential of the property are the important things to assess.

Furthermore, unless you are buying solely as an investor, it is important to remember that this is a lifestyle purchase and should fit your personal criteria too. Finding a property that will prove to be a good investment in this context can be more challenging. If you have not read the previous reports they are worth looking through, the advice in them is just as applicable now as it was last year.

As predicted the seasonal factor is also affecting prices and more reductions are being advertised. Here are a some that have been added to our blog since our last update.

Sea view villa with separate guest apartment, Santa Ponsa. This property is in the market for Euro 990,000 which is a keen starting point for a property with good sea views in this location.

Villa for sale in Mal Pas-Bonaire. Reduced from Euro 595,000 to 450,000. Located in Bonaire which is one of the best residential areas in the north of Mallorca, this villa could be a very nice holiday home or permanent residence.

3 bed apartment for sale, Puerto Pollensa. The holiday apartment sector has been one of the most affected by the recession, particularly properties at the more affordable end of the price scale. Rather than go for the biggest reductions in the lesser resorts our advice is to go for the best-established and most popular locations such as Puerto Pollensa. There are still some very good opportunities and future prices will strengthen more quickly. This apartment is an example – the asking price has been reduced from Euro 335,000 to 295,000.

Apartment for sale, Puerto Pollensa. Another example of a good apartment in a very nice community. This one has been reduced from 380.000 Euros to 320.000 Euros.

Substantial price reduction on country house in Calvia. This property is in probate and consequently has been reduced from Euro 3,600,000 to 2,100,000. It needs some works to the house and grounds but the location warrants the investment. Prime estates in this area are highly sought-after regardless of the economic slowdown.

Following on from last weeks Market Update, here is a bumper selection of properties that have either been reduced in price, or set at a low asking price that represents exceptional value-for-money. Many of these reductions are no-doubt influenced by the fact that it is now the quiet season for property sales. If you are thinking of buying, a trip out in the New Year could be a good move.

3+1 bedroom triplex sea view apartment in the Portogolf development, Nova Santa Ponsa

A prime community property, close to Porto Adriano – asking price Euro 750,000.

December Market Update – How best to judge the market to your advantage

Judging by the divergence in the opinions put forward by the many and varied commentators on the Mallorca property market, it is far from clear as to whether the market has reached its low-point or has further to fall.

Indeed some estate agents still argue passionately that the market has not in fact fallen at all!

One can hardly be blamed for being confused by these reports. At best they give little assistance in the question outlined – is now a good time to buy or not?

This months Mallorca Property Market Update tries to cut through the sea of statistics and widely differing perspectives on the state of the market, and to give some more practical advice to help buyers assess whether this really is a good time to buy properties in Mallorca.
