Changes to Property Transfer Tax

The Balearic Islands Government is revising the Property Transfer Tax, payable by the buyer when they purchase in Mallorca. Currently the tax is set at 7%. As from 1st April 2012, the new amounts will be staggered, according to the purchase price, as follow:

  • Purchase price less than 300.000 Euros – 7%
  • Purchase price between 300.000 Euros and 500.000 Euros – 8%
  • Purchase price between 500.000 Euros and 700.000 Euros – 9%
  • Purchase price 700.000 Euros and more – 10%

This excludes newly-built properties purchased from the developer on which I.V.A (VAT) is applied in place of the Property Transfer Tax. It is applied at a rate lower than the standard I.V.A. and currently is set at 4% until December 2012.

The lower I.V.A. rate applies accross all of Spain and is an attempt to stimulate the sale of newly built housing stock, a problem of more note on the mainland than in Mallorca.

For resale properties, the effect of the above will be to increase the purchasesing costs of a property of 1 million € by 20,000 €. In practice, with prices being as flexible as they are at present, this increase will make little difference to how attractive the best opportunities are when put into the context of the overall purchase price.
